Nocatee is an extraordinary town encompassing a traditional quality of life with a "New Town" concept. It will offer a unique opportunity for a quality of life where residents will live, work, shop, attend school and play, all within the same community.

The Nocatee development will bring 30,000 residents and 14,000 homes to the area over the next 25 years. Developers plan to build a road running north to south through the community, intersecting with Nocatee Parkway and portions of the original 210. It will be much like the intersection of J. Turner Butler Boulevard and Gate Parkway in Jacksonville. This north-south route will be constructed in conjunction with the parkway, but will be completed about five months earlier.

Besides single and multi-family homes, the community will have 4 million square feet of office space, 1 million square feet of commercial space, 5,000 acres of greenways and eight schools. These various parts of the community will be developed in five-year phases over the next 25 years.

So far, the first of about 10 residential villages have been approved in the southern portion of the development: Old Bluff Road Village and Oak Hammock Village, both of which will be gated communities.

Oak Hammock which is being built by Pulte Homes, will be an active adult community with age restrictions limiting buyers to 55 or older. The community will include single and condominium homes priced from $200,000 to $500,000. Pre-construction home sale will begin in late 2006 with construction starting in 2007.

Old Bluff Village, which is being re-named Coastal Oaks at Nocatee, will be an "upscale" community of custom homes built by Toll Brothers. The development will feature townhomes and single family homes ranging from about 2,000 to 5,000 square feet. Pre-construction will begin in mid 2006, with construction starting in 2007.

Our area will benefit from Nocatee's commitment to major regional roadway improvements, additional schools, homes, workplaces and parks. In addition, over half of Nocatee will be committed to preservation and conservation. Interconnected by a network of walking trails, bicycle paths and electric cart pathways, Nocatee will provide residents and neighbors a mixed-use community offering a superior quality of life, becoming the premier example of Smart Growth; setting the standard for future, balanced growth.
